We've been fans of Postgreen Homes for years,. Jetson Green shows their latest project, Avant Garage
Like all of their projects, they have edgy designs by Interface Studio Architects; simple, modern designs with open plans. There was a particular zoning issue that made it tough; President Chad Ludeman tells Jetson Green:
This project was unique in that we inherited the zoning of homes with garages on a back alley street with no parking on it. To help get the owners of the land out of a bind, we partnered with them and ran with the zoning in place.
The units have an unusual double tandem garage that opens to the front and rear, with living on the second and third floor. This creates my biggest problem with the houses: you have to get to the third floor to find a bathroom. Other than that, the homes are shooting for LEED Platinum and have a terrific spec, as Preston describes:
Postgreen is an open book in terms of how they’re building these homes, but to give you idea, they have super insulation (12″ double-stud walls with dense pack cellulose), extreme air sealing (ZIP System sheathing and tape), triple-pane windows, HRVs, air-to-air heat pumps, heat pump water heaters, green roofs, and rainwater collection, etc.
As usual, the interiors are sparse and minimal, but they don't cheap out; for example, open riser stairs cost about four times as much as traditional builder stairs, but they feel so much more airy and open, so they are used where it counts.
Roof access and green roofs are expensive and seriously skew the cost per square foot calculation that everyone uses in North America, but they don't skip on those, either. They put their money where it works, not where it looks pretty. Great stuff from Postgreen Homes.
